Looked at it today...neighbors are very close, very tiny parcel, ceilings low, flors & walls incomplete, basically a piece of sh*t.  You're better off buying it, bulldozing, and putting a trailer on it if you like the stream-side setting and the location right off rte 10....

Good to know!  I think a pretty great use of this forum would be a "FK real estate club."  Folks who could afford to buy cash flow positive places could then rent them out at reasonable rates to well-reputed FreeKeeners.  This would make the purchasers a little money, save the renters some money, ensure somewhat responsible tenants, and go a decent way to solidifying the movement you all are making. I've done some real estate investing in the past and would be happy to give advice, and very possibly purchase once the sale of my NJ home goes through(assuming I can talk my wife into any of this!)

Hmm, too bad.  That's still an insane price on a house..had no idea real estate was so cheap there.  My house is now on the market it NJ and it makes me blush to see how ridiculously inflated both home prices and property taxes are there.

There are deals like that, in a variety of places around NH.

There's a place two miles down the street from me (up here in Grafton) for less than twice that, with a dozen times the acreage.  And that's just first one I could think of, off the top of my head.

Hey Joe - you mentioned in another thread that you own a few properties.   Do you have a good real estate lawyer, realtor, and property manager you trust?  Do you manage your properties on your own?

James, there are a couple of new movers who have bought a multifamily downtown and have rented it out to Porcs.  It would be great to have more investors!

Sorry if I did not communicate that clearly.  Porcs are "porcupines".  The porcupine is the mascot of the FSP.  Yes, there are people like that, but not very many.  Right now in Keene there are two.

Don't have much use for lawyers.  I studied law, just for self-defense, but as a side benefit, I'm fairly good are writing contracts and such.

There are a few Realtors around that I can recommend.

I manage my own properties.  I've actually been half tempted to offer my services as a property manager, at least on a limited basis.  I know a couple others whom I would probably trust to do so, if I needed to hire someone (eg, due to distance).

I'm about two hours north of Keene, though, so if you're looking for Keene-specific recommendations, I'm not the best person to ask.

The Masiello Group's Robin Smith was great for me in Keene.  She's a big name around here for a reason - she knows the market and is a real pro.

Yikes, just found out I am going to be taking a serious bath on our NJ home(bought for $443k 5 years ago, LISTING in the $360ks)...might put a dent in the old plan to buy rental properties!  Will see though, moving into a much more stable working position and I truly think real estate is a very safe(while illiquid) investment at this point.

Whoa whoa whoa...  Wait a minute.  Why would you sign ANYTHING saying you agree to pay property taxes?  If I were buying a house, (cash/silver mind you, none of that loan fraud), and I got handed a paper or some part of the paperwork contained a clause that would constitute my agreement to taxes, I would refuse to sign it, and walk out on the deal if such was not removed.

The tax-collector comes around the next year, I tell him "begone from my sight, I do not know you."   ;D

That place looks adorable!  Even if you had to do thousands of dollars of fixes, it would be a crazy deal.
